Chimney Repair & Rebuild in Greater Seattle
Repair worn mortar, deteriorating brick, and failing chimney crowns before the damage spreads. From targeted repairs to full rebuilds, AB Masonry provides experienced chimney masonry services for homeowners throughout the Greater Seattle area.
Common Chimney Problems
Chimneys are constantly exposed to rain, moisture, and changing temperatures, which causes brick and mortar to deteriorate over time. Repairing damaged masonry early can help prevent more extensive damage and extend the life of your chimney.
Cracked or Spalling Bricks
Even a few deteriorating bricks can leave surrounding masonry vulnerable to moisture and further damage. Timely repairs help protect the chimney and maintain its strength.
Deteriorating Mortar
Loose or missing mortar joints leave the masonry more vulnerable to water intrusion and continued wear. Tuckpointing restores these joints and helps maintain the chimney’s integrity.
Damaged Crown or Cap
Your chimney crown is its first line of defense against rain and moisture. When it begins to fail, water can seep into the masonry below. Timely repairs help prevent leaks and costly damage.
Repair & Rebuilding Services
Tuckpointing & Crown Repair
We carefully remove deteriorated mortar and repoint the joints to restore the integrity of the chimney while preserving the existing masonry. Crown repairs are tailored to the condition of the chimney, from targeted repairs to a full rebuild when needed.
Chimney Rebuilds
When damage extends beyond what repairs can address, rebuilding may be the most practical long-term solution. We replace affected sections or the entire chimney as needed, taking care to match the existing masonry and maintain the original appearance of your home.
REPAIR OR REBUILD: WHAT DOES YOUR CHIMNEY NEED?
Some chimney issues can be addressed with targeted repairs, while more extensive deterioration may require rebuilding.
Our experts will evaluate your existing masonry and recommend the best scope of work for your home.
When to Repair
- Localized brick damage
- Cracked mortar joints
- Isolated problem areas
- Minor chimney leaks
- Failing chimney crown
- Damaged flashing
- Chimney is still structurally stable
Repairs may be a suitable option when damage is limited and the chimney is still structurally sound.
When to Rebuild
- Major brick damage

- Leaning chimney structure
- Multiple previous repairs
- Structural instability
Rebuilding may be necessary when deterioration is extensive, or the chimney’s structural integrity is compromised.

What are the signs that my chimney needs repairs?
Common warning signs include cracked or deteriorating bricks, crumbling mortar, a damaged chimney crown, water intrusion, and visible leaning or shifting. Small issues often worsen over time, so addressing them early can help prevent more extensive and costly repairs down the line.
Can my chimney be repaired, or does it need rebuilding?
Not every damaged chimney needs to be completely rebuilt. If the issues are limited to certain areas and the remaining structure is sound, targeted repairs may be all that’s needed. More extensive damage or structural concerns may require a partial or full rebuild. We promise to assess your chimney and recommend the most practical, cost-effective solution for your home.
How much does chimney repair cost?
Every chimney is different, so repair costs can vary quite a bit depending on the work needed. What may look like a major issue could only require a simple repair, while other problems may be more extensive. We offer free on-site estimates to assess your chimney, explain your options, and provide clear pricing before any work begins.
How long does a chimney repair or rebuild take?
Most chimney repairs can be completed in 1–3 days, while larger restorations or rebuilds may take several days to a week or more. The timeline depends on the extent of work, accessibility, and weather conditions, but we’ll provide an estimated timeframe upfront so you know what to expect.
Why is my chimney leaking when it rains?
Chimney leaks can result from damaged flashing, worn mortar joints, cracked crowns, or porous masonry. With the frequent rainfall in the Pacific Northwest, even small openings can allow moisture inside. We can help identify the source of the leak and recommend the appropriate repairs to prevent further water intrusion.
What is tuckpointing, and when is it needed?
Tuckpointing involves removing worn or crumbling mortar between bricks and replacing it with fresh mortar. It’s typically needed when joints begin cracking, loosening, or falling out. Addressing these issues early helps prevent water intrusion and greatly extends the life of your chimney.
Can you match the existing brick and mortar?
Yes! Matching existing masonry is one of our specialties. We pay close attention to brick size, color, texture, and mortar appearance to make repairs blend in as seamlessly as possible. Even with older or hard to find materials, we will go the extra mile to preserve the original character of your home.
Is it safe to use my fireplace if my chimney is damaged?
It depends on the type and extent of the damage. Some exterior masonry issues may not affect your fireplace’s operation, while others could impact its safety or performance. We recommend holding off on using your fireplace until the chimney has been inspected and cleared for safe use.

Aaron and David did an amazing job tearing down my old chimney and replacing it with beautiful stone work. They have great work ethics, I would hire them again in a heartbeat. I can’t say enough good things about them. Update. When Aaron finished my chimney, he re-mortared my fire pit and promised to come and finish this spring, as soon as the weather gets better. I can’t wait to share the results. I’m sure it will be amazing !!+1Posted on Yelp![]()

David did an incredible job, and I'm genuinely grateful we found him. Aaron's team is exactly what you hope for in a masonry crew -- professional, skilled, and easy to work with. The quote was quick, accurate, and respectful of my budget, and the finished work speaks for itself. It's rare to find a team that's this reliable and consistent while still delivering such high-quality craftsmanship. I wouldn't hesitate to hire them again for any brick, block, or stone work. If you're comparing options, you can feel confident that they're the right choice for the job.Posted on Google![]()

Aaron and David came to our home to address effervescence on our cultured stone. After three other companies came out, Aaron knew right away what to do (another company told me I needed to replace ALL the stone -- ???) and the circumstances under which the issues occurred. Within two days the issue was resolved along with a chimney leak down the side of my home that no one could figure out how to repair! Needless to say, AB Masonry will always be our go to. Thank you Aaron and David!Posted on Google![]()

Aaron and his crew were outstanding! They were professional, kind and helpful! He came out quickly for an estimate and also came out quickly to get the project done before the rainy season. I appreciated Aaron's careful, honest assessment of our project as well as his advice about how best to proceed. They explained everything they were doing and were available throughout the process for questions. I enjoyed working with them. Their prices were fair and there were no surprises. Our new chimney looks great! We are planning to use AB Masonry for our other masonry projects in the near future. Job well done! Thank you!Posted on Yelp![]()

We just had the pleasure of AB Masonry repointing our 1916 clinker brick chimney in Wallingford. They ground out the old mortar in one day and washed down the brick, house and ground. The next day they pointed and the next day they acid washed. They cleaned up everything after finishing their tasks. The crew was friendly, professional and did a great job.+0Posted on Google![]()
